Reservation Guidelines

We look forward to seeing you at Sunderland Lakeside Cottages on Paradox Lake. Here are our reservation guidelines. Thank you for considering joining us for your family vacation this summer. 

To Secure Your Reservation

  • Verbal confirmation and a 50% deposit are required. 

  • Balance due 4  weeks after the initial deposit. 

  • After April 1, full payment is required to secure a reservation for the current season. 

  • Reservations made after June 1 require a bank check or money order sent via overnight mail.

  • Additional refundable cleaning/security deposit of $200; fully refundable based on the condition of the cabin at the time of departure.

Cancellations

  • Deposits are non-refundable.

  • Cancellations 30 days or more before reservation: 50% of full payment may be refunded if the cabin is re-booked. 

  • Cancellations within 30 days of reservation are nonrefundable.

  • We accept personal checks, bank checks and money orders

Check-In

  • Saturday 3 pm - 8 pm

  • If you require a later check-in, please call us at 518-502-9896 in advance to make arrangements.

Check-Out

  • Saturday 11 am

  • We require you to leave your cottage in a clean condition for the next occupant. Please see cleaning list in your cottage.

Cottages Info

  • Guests provide own kitchen, bath, and bedroom linens.

  • Our heated and insulated cottages are available June -mid-October: Phoebe, The Nest, Kingfisher, Whippoorwill, and Edgewood.

  • Please find our rates on our Cottages page.

Property Info

  • SunderLand Cottages is a NON-SMOKING property.

  • No pets are allowed.

  • Electric motors up to 3 horsepower are allowed.

  • No gas-powered or motorboats are allowed to dock or park on the property.

Autumn Rentals
September - October

  • Autumn is the favorite time for many who live in the Adirondacks and for those who visit during the Fall season.

  • At SunderLand, the cottages are available in September and October for shorter visits with a minimum 2-night stay.

  • Tell your friends and family about Sunderland Lakeside Cottages and we'll give you a $50 credit! 

  • If your referral results in a first-time rental, we'll give you a credit!
