General Information
- All cottages are lakeside
on mountainous terrain. The area is secluded in a quiet cove with a gently
sloping sand beach safe for young children.
- Rowboats, canoes, and
kayaks are available for rent on the premises.
- We do not allow
powerboats. Small electric motors (3 hp or less) permitted. You may bring
a rowboat, canoe, kayak, or sailboat. Our guests are not permitted
to have motorized watercraft at SunderLand
or docked elsewhere on the lake.
- Supermarkets are in Schroon
Lake and Ticonderoga.
Post Office is one mile. The phone at our office is available for
emergencies only; please bring a cellular phone if possible.
- Sorry-- no pets.
- 5% off consecutive
multiple week rentals. 15% off (for rentals of at least one
week) before June 19th and after Labor Day. Partial week rentals
depend on availability. One-night rentals (when available): $165 per
night.
- There are four outdoor
grills on the premises. No other grills are permitted.
Recreation
- Nightly campfires on the
beach.
- Well-marked hiking
trails nearby. Many area lakes, ponds, and streams for additional fishing,
boating, and swimming.
- Golf, tennis, and
basketball in Schroon Lake.
- Some day trips: Fort
Ticonderoga, Pottersville Stone Bridge and
Caves, Ausable
Chasm, Olympic Village in Lake Placid, Shelburne (VT) Museum, Saratoga
Performing Arts Center, Adirondack Museum at Blue Mt. Lake.

Furnishings:
Cottages are furnished, have hot water, flush toilet, shower; supplied with
two blankets per bed, pillows, dishes, silverware, pots, pans, toaster, mop
and broom. Please bring bed linens, towels, and flashlight(s). We discourage
televisions and loud music/radio; headphones are fine.
Arrival & Departure: Saturday is our arrival / departure day, with
cottages available for occupancy at 3 p.m.
Cottages must be cleaned and vacated by 10:00 a.m.

Cottages (descriptions below) Please note
that maximum occupancy is established for each cabin for health and
environmental reasons. Infants and babies are
included in the occupancy limits! Sorry- no overnight guests. Please make
arrangements in advance for day guests.
- Porcupine has a
master bedroom with a queen bed, and a bedroom with bunk beds and a single
bed. Another person can be accommodated on the living room couch. The
shared kitchen, dining room, living area has a fireplace and opens onto a
sundeck. Porcupine has a view of the lake and is easily accessible from
the road. $890/week.
- Edgewood
is secluded in the woods, with private driveway, and has a master bedroom,
a bedroom with two single beds, and a second-floor sleeping area. Edgewood
has two screened-in porches, and is the perfect choice if you like
privacy. $890/week
- Raccoon has a
master bedroom and a bunkroom. Its screened porch offers a view of the
lake. The fieldstone fireplace is great for chilly nights. $890/week.
Separate small guestroom for 2 is available at an additional cost.
- Whippoorwill
sleeps two in the master bedroom and three in the children's bedroom, with
a bunk bed and a single bed. The combination kitchen/living room has a
fireplace and a deck overlooking the beach. $890/week.
- Kingfisher has a
queen bed in the master bedroom and a room with two singles. There is a
broad view of the lake from the kitchen/living room, as well as from the
deck. Kingfisher is directly on the lake shore. $890/week.
- Chickadee has a
private deck off its spacious master bedroom (with queen-size bed),
featuring a superb view of the lake and surrounding mountains. A sleeping
platform downstairs accommodates two, and a second deck off the kitchen is
ideal for outdoor dining. $890/week*.
*All prices include a 3% room tax. Our
guests are required to clean their cabin thoroughly for the next occupants.

Our pre and post seasons are May and the
first 3 weeks in June, and September/October. Sorry- our cabins are not
insulated for winter use.
Reservations: A phone call followed by a deposit of one-half your total
rental will secure a reservation. The balance will be due by March 1 or within
two weeks of your initial payment-whichever comes first. Full payment will be
due immediately for reservations made after April 1 for the current season.
After June 1, a bank check or money order must be sent by overnight mail.
Sorry- we do not accept credit card payments. If you cancel your reservation,
your deposit (less a $50 booking fee) will be refunded only if and when the
cottage is re-rented for your reserved period. Discounts are available for consecutive multi-week rentals and for
off-season rentals.
Directions:
- From Interstate 87
("Northway") take Exit 28.
- Straight at the light
onto Rt. 74, following signs for Paradox
Lake and Ticonderoga.
Continue on Rt. 74 approximately 6 miles.
- At bottom of hill (look
for "Sunder Land"
sign), turn left onto Letsonville
Road.
- Take the first left
onto Fraternal Land Road
(also known as "Lake Shore Road"-
look for another "SunderLand
sign at this corner).
- Sunder
Land is on left approximately
1.5 miles on Fraternal Land Rd.
It is the first time the lake becomes visible on this road.
